Capital Solutions / Project & Structured Finance
Capital tied to a specific asset, project or purpose-built structure.
Here the capital is attached to a thing — a plant, a site, a build, a contract — with its own timeline and its own risks. Standard products are designed around a business's ongoing operations, so they fit awkwardly or not at all. The requirement has to be built as a structure: what is funded, in what order, secured against what, repaid from which cash flows, and what happens at each stage if the timeline slips.

What this looks like from the inside
Project finance
Capital tied to a specific project, with its own timeline, milestones and security.
Structured finance
No standard product fits — the structure has to be built around the situation.
Standard credit products are shaped for standard businesses. When the requirement is tied to a project timeline, an asset, or an arrangement no off-the-shelf product covers, the structure itself has to be designed before anyone can price it.
What a capital provider is actually weighing
Nobody is assessing how much you need. They are assessing whether they can be repaid, from what, and what happens if they are not.
The assessment
The four things that decide this.
Standard commercial practice, not any specific lender's policy — but a requirement that answers these before it is asked has already separated itself from most files.
Completion risk
What happens if the project runs late or over budget, and who absorbs that — the single question most project files answer weakest.
The cash flow the asset itself produces
Whether repayment depends on the project performing, on the wider business, or on both.
Security and its enforceability
What the asset is worth, whose name it sits in, what is already charged against it and how clean the title is.
Promoter contribution
How much of the project the promoters are funding themselves, and when that money goes in relative to the borrowed portion.
How VEDAM structures it
What happens before anyone sees your file.
- 01
Break the requirement into drawdown stages tied to project milestones rather than asking for the whole amount at once.
- 02
Establish the security position early — including title, existing charges and valuation — because this is where project files most often stall.
- 03
Model the repayment against a realistic completion date and then against a delayed one, so the answer to the obvious question already exists.
- 04
Where no standard product fits, design the structure first and only then decide which class of capital provider it should go to.
When we’ll tell you it isn’t ready
An early no is worth more than a slow one. In this family, these are the signals that the requirement needs work before it goes anywhere:
- There is no dated milestone plan, so drawdowns cannot be tied to anything.
- Title or existing charges on the security have not been checked and could surface late.
- The promoter contribution is described as arriving 'later', without a source.
Questions
Project & Structured Finance — common questions
What makes project finance different from a business loan?
A business loan is assessed primarily against the business that borrows it. Project finance is assessed substantially against the project itself — its completion risk, its timeline and the cash flow it will produce — which is why milestones, security and the promoter's own contribution carry so much weight.
What is structured finance, in practice?
It means no standard product fits the situation, so the arrangement is built specifically for it — how the capital is drawn, secured, repaid and what happens at each contingency. It is not a product you apply for; it is a structure that has to be designed before it can be priced.
